How to turn off your water…at the meter

The customer shutoff valve located inside the meter box stops the flow of water from the meter to your property. The meter box, which houses the customer shutoff valve, is usually near the street at the front of your property. If and when you see the green stake in your yard, the box will be located about 6″-12″ away from there. Once inside the meter box, locate the valve on the pipe between the meter and the piped to your home. This is the customer shutoff valve.

To turn off the water using the customer shutoff valve turn the handle one-quarter turn clockwise until the water is off. To verify the water is off, turn on the water anywhere in your home or around your property. Alternatively, if the water is off, the indicator on the face of the meter will stop turning or stop counting.

To turn the water back on, slowly turn the valve one-quarter turn counterclockwise.

Warning: Turn the valve slowly to turn on the water to your home. Opening the valve too quickly can result in damage to the pipes in your home. Be sure to also clear any air from the water lines. You can do this by opening the hose-bib next to the master shutoff valve and running the water until the air is released.

Leaks and Frozen Pipes

Temperatures are going to drop again this weekend. If you are leaving your mountain home, be sure to turn off the customer valve and empty all the drains. Leave a faucet open just a crack to make sure there is room for any excess water to come out rather than freeze and bust your pipes. You may want to look into insulating your pipes if they are not already.

We do not forgive water bills for leaks or busted pipes. Any water that runs through the meter will be charged accordingly.

Fall Preparation for Winter Precipitation

When the beautiful fall leaves turn and the air becomes crisp is a good time to think about how to prepare for the coming cold months. It is important to make sure your home is ready for the coming winter. Winter can cause cause costly bills. Heating costs can double if your windows are poorly insulated or if the heating system is out-of-date. Plumbing can break or burst creating extensive damage to your home and high water bills. To prevent damage, it is just as important to winterize your home even if it will be vacant for long periods of time. Making proper precautions to ensure your home is prepared for winter can save you time, money and a lot of unnecessary hassle.

  • Learn how to properly shut off your water valve (in case a pipe bursts) and turn your water off every time you leave your mountain home.
  • Insulate pipes with insulation and wrap any exposed pipes.
  • Clean your gutters; make sure water can flow freely through your gutters to avoid icicles and ice dams.
  • Change your ceiling fans clockwise to force hot air at the ceiling towards the floor.
  • Replacing the filters in your forced heating unit improves the efficiency of your unit.
  • Window insulation film can help keep heat from escaping out your windows.
  • Winterize your home to extend the life of your fuel supply by insulating walls and attics, caulking and weather-stripping doors and windows, and installing storm windows or covering windows with plastic.
  •  The simple act of installing a storm door can increase energy efficiency by 45%, by sealing drafts and reducing air flow
  • Placing a rolled towel at the bottom of your exterior door or a draft guard prevents heat from leaking out.
  • Maintain heating equipment and chimneys by having them cleaned and inspected every year. Your chimney doesn’t necessarily need to be swept every single year, but it does need an annual inspection. Wood stoves, however, should be swept more often.
  • Trim tree branches near your windows, roof, or parking areas before the weight of winter ice and snow can cause them to snap.
  • Inspect your home for any openings where animals could use to get inside. Make sure your fireplace flue or damper is closed, as bats, birds and squirrels are known to get inside this way.
  • Winterize your house, barn, shed or any other structure that may provide shelter for your family, neighbors, livestock or equipment.
  • Keep fire extinguishers on hand, and make sure everyone in your house knows how to use them. House fires pose an additional risk, as more people turn to alternate heating sources without taking the necessary safety precautions.
  • It is wise to communicate with a trusted  friend or neighbor if you plan to be gone for a prolonged period of time and make sure they have your contact information. Taking these steps can help protect your home from theft, water damage, and heating or electrical system issues while you are away.

Early this year we experienced extreme low temperatures and lots of snow. Pine Cove lost of over a million gallons of water in February and March this year. This loss was a result of many leaks around the District and caused by freezing temperatures. PCWD always recommends turning your water off at the street customer valve to prevent any water disasters or leaks. Conserving water whenever possible is important to this District.  Pine Covers are very aware and are cautious about conserving water as much as possible.  If you  aren’t sure how you can reduce your water usage,  we have many water conservation tips here on the blog and on our website at pcwd.org that are useful for conserving water both inside the house as well as outside.

Leaks All Around The District- PCWD Is Updating Emergency Contact Information

Recently, we had to send out an emergency email to all of our customers that had an email address on file.  The message was in regards to freezing temperatures, and broken pipes.  We were producing twice the amount of water we should be for this time of year, and we needed to get the word out quickly that houses and pipes needed to be checked for running water. 

In this process, we have identified the accounts that do not have an email address on file. While we understand that not everyone has an email address, we wanted to try one more time to make sure that our records are complete, and that you can receive immediate notice if there is a problem with your property, or in the District.  Perhaps if you don’t have an email address, you have someone in your immediate family that does?  We would be happy to add that address and notify someone of your choice that could get the message to you?

If you do not have an email, or if you do not have someone that has one we could send an emergency notice to, please also let us know that.  We would like to come up with a way to also notify those accounts, in an emergency situation.

We would like to be able to keep our customers informed as best we can. If you are unsure if you have an email account on file or would like to update to a current email address pleas feel free to contact the office by phone or email.

DISTRICT NEWS FOR CUSTOMERS

February is here and we hope everyone has enjoyed 2018 thus far. It has been interesting weather wise and we are still hoping and anxiously awaiting for more moisture to come to our mountain. We need rain and snow soon to help keep our wells full, our forest healthy and fire danger low.

New Customers:

Pine Cove Water District would like to welcome all our new customers! Our records indicate there are 68 new customers to Pine Cove since July. PCWD, would like to remind all customers to turn your water off at the customer valve when leaving your mountain home. If you don’t know where your customer valve is or how to turn it off please give the office a call during normal business hours (Mon-Fri 9am-4pm) and we would be happy to assist you.

Snow/Rain:

Pine Cove has received an extremely low percentage of recorded rain/snow compared to yearly averages. We are currently facing the possibility of stage two water restrictions in our near future.

Last year’s moisture considerably improved the state’s and  PCWD’ s water supply and eased drought conditions. As of today, all indications show water restrictions will remain in place and it is important for us to continue to conserve water. PCWD encourages long term water conservation measures as well as planning for future drought conditions. Water conservation should remain a way of life!

Billing:

February billing was sent out last week please read the informational inserts with your bill. We send out water bills every two months on the even months.  Your bill will be due on the 25th of this month and  April is the next billing month. We greatly appreciate you paying your bill in a timely manner and paying on time prevents a late fee of $15 from being added to your bill.

We have purchased a new billing system which will roll out with the April bill and more options (online payments) will be available so keep an eye out on more information regarding the upcoming improvements.

If you are a renter, you can always call the office to obtain balance information.  All water bills are kept in the homeowners name. Landlords and tenants are urged to make arrangements on how the water bills will be handled.

Winter is here…. friendly reminder from PCWD

The cold weather has finally arrived. We advise all of our customers to turn your customer valve off by the meter when you leave your mountain home. Forgetting to turn off your water during the winter season increases the risk for burst pipes and damage to your home. When water freezes in a pipe, it expands. If it expands enough, the pipe bursts, water escapes and serious, costly damage is the result. If don’t know where your customer valve is we would be happy to send a field worker during regular office hours to come show you or if you need your customer valve shut off we can shut it off for you for a small fee of $15. In the unfortunate event that a pipe does break any and all water that is lost will be the responsibility of the customer to pay for. PCWD does not forgive any water usage even if it is from a burst pipe. As always feel free to contact to office for any questions or concerns regarding your water bill, usage or winterizing your home.

Billing

The billing was mailed on Monday, and you should receive your bill by Friday.  We had a few good size leaks, and we want to remind you that the most important thing you can do is to turn your water off, at your customer valve, when you leave for any extended period of time.  You are responsible for any water that goes through your meter, and Pine Cove Water District has never forgiven a water bill.  We also recommend that you use the shut off valve, located in your customer box, next to the meter, instead of or in addition to any shut off you might have closer to your house.  If your water is shut off at the house, and not by the meter, and a pipe breaks, it could be weeks before you ever see that water.

If you have a small leak, lets say 1 gallon per minute, for 30 days, that would be 43,200 gallons of water.  That size of a leak would cost you just under $400.00……..if that leak goes undetected for 2 months, that same bill would be $1000.00.  If you have a leak that’s 3 gallons per minute, the water going through the meter would be almost 130,000 gallons in one month……a bill that size will cost you about $1600.00……….and for 2 months, that same 3 gallon per minute leak would cost you over $7000.00……that is a lot of money to pay, and a lot of wasted water.

If you have not shut off your water, please call us and we will go out and shut the water off for you.  The fee to do that is $15.00, but that is a lot better than having to pay for a leak, because you didn’t shut your water off.

Finally a Storm!

A storm finally moved in at the end of last week and according to the weather station up at the Rocky Point tank site, we received .43 inches of rain.  That is almost half an inch!  While we need much more rain and snow than this to pull us out of this drought, it is better than nothing and we will take it.

We are hoping that February and March turn out to be much wetter than January was.  However, since we don’t have a crystal ball here at the water district, we cannot predict what will happen weather wise.  What we can be sure of however, is the fact that the residents of Pine Cove have been and will continue to conserve as much water as possible.  For this we are very grateful.  When times get tough, Pine Covers really step up to the plate and do what needs to be done to get through the tough times.  We know this, because we have seen you in action.

Water conservation is an integral part of living on the hill.  We are solely dependent on our ground wells here in Pine Cove and have no back up sources of water.  We take great care to pump water from different wells throughout our district so as not to deplete any one particular area too much.  Keeping water loss and use to a minimum, will enable us to continue to provide clean, potable water to everyone here in Pine Cove.  So remember, conserve water regardless of whether or not we are in a drought.  Conserving water when we are not in a drought is like putting money in the bank for a rainy day.  Or in the case of a drought, for a sunny day.  Keep up the good work Pine Covers!

Remember to turn off your water at your customer valve anytime you leave your mountain home.
